Some important info on our Letting  and Management Dept.

Baron Properties Limited is a fairly new company, but is one with the oldest Established Real estate companies in Malta, with a very efficient and professional letting department second to none.

Letting Services
Upon appointment as letting agent, in the normal course of its duties Baron Properties Ltd. will view the property, advise on rental values, furnishings and related matters as well as advertise, arrange appointments to view, introduce tenants, take up and obtain written references where appropriate and draw up and execute a Tenancy Agreement. In addition to the above Baron Properties Ltd. will in the normal course of duties, demand rent if so directed by the landlord/property owners.

Standard payments:

Commission payable to Agents is 50% of 1 (one) months rent if the lease is for 5 months and over.

Whilst 10% of the total rent payable if the lease is less then 5 months.

Vat tax payable is 5% on each monthly payment and 15% Vat on Agents Commission

Rent is payable 1 (One) month in advance if it is a long let (5 months & over). In advance if it is a short let.

All monthly rent payments are usually payable to the owners directly, however payments can be made through the Agents at a charge and on request. 

A deposit of 1 (one) months rent is required in advance, this to cover any short comings from the part of the lessee and will be refunded by the Lessor on termination of lease and once the apartment has been inspected and all other bills have been settled.

It is common practice to provide a photocopy of your passport / identity card on signing of the Agreement.

Water & Electricity bills are payable by the Lessee and are not included in the monthly rent payable, unless on short term.

Telephone / Cable tv is payable by the lessee and not included in the monthly rent payable.

 

 

Management Services
Our management duties include property inspections to follow up the condition of the house and any item for maintenance noted. We can organise minor repairs to an agreed price limit, after which your authority would be sought before proceeding. Obviously, in the event of a real emergency this limit may be exceeded if it is essential to prevent damage to the property. We have a 24 hour emergency service and provide a key holding service. We can also arrange to make payment of any bills such as insurance premiums or maintenance contracts. 

Our management fee is Lm125 (excl. VAT) or 20% of the Gross rental, and we usually retain a working float on account in order to meet any maintenance invoice, which may arise. It can often be easier if we take over the duty of rent demand if we are managing a property as the working float can be "topped up" each month/quarter, to avoid us asking you to transfer funds. We would not make any extra charge if you would like us to demand rent on your behalf along with our management service.

Upon instructions to manage a property, we would first like to visit the house to oversee its general condition and ensure that there is no "historic" problem that might fall outside our routine duties.

Additional Services
For the creation of an inventory, Baron Properties Ltd. fees are Lm25.00. At Baron Properties we do not employ inventory clerks and cannot be held responsible for any error or omission on the part of the independent inventory clerk.

Refurbishment
Should the landlord be interested in refurbishing his property, Baron Properties Ltd. fees are 16% of total cost of any building work undertaken and purchase of soft furnishings.

Postage, Fax, Email, Telephone and Courier Charges

Local postage, fax, email and telephone charges are included in Baron Properties fees. Overseas fax, telephone calls and courier charges are to be charged at cost.
